Clear offers for property owners

A clear, honest offer, with the math shown.

Thinking about selling a royalty interest, or inherited one and not sure what it's worth? We'll give you a free written valuation based on real, public numbers, and explain exactly how we got there. No pressure, no fees, and you're paid before you sign over anything.

How it works

  1. 1

    Tell us what you own

Use the form below. A recent royalty check stub is the most helpful thing you can share: it shows your exact share and any deductions.

  2. 2

    We show you the math

We look up your lease's production history in public state records and send a written valuation that explains how we got the number. No guesswork, no pressure.

  3. 3

    You decide, on your timeline

If you'd like to sell, we put the offer in a simple written agreement. Take all the time you need, and have an attorney or CPA review it.

  4. 4

Paid before you sign over anything

Closing runs through a title company or escrow, so your money is secured before the deed is recorded. We handle the paperwork with the operator.

What we'll never do

Mineral owners get a lot of offer letters, and not all of them are fair. Here's our standard:

  • Mail you a deed or a check to sign before we've talked
  • Set a fake deadline or pressure you to decide
  • Ask you to sign over more than what we discussed
  • Charge you fees for a valuation
  • Keep calling after you tell us no

Common questions

What exactly would I be selling?

Your mineral or royalty interest: your share of the oil and gas under a piece of land, and the monthly checks it produces. You wouldn't be selling the land's surface. We'll confirm the specifics in writing before anything is signed.

How do you decide what it's worth?

We look at your share, how much the wells on your lease have produced (public data from the Texas Railroad Commission), how fast that production is declining, and current oil and gas prices. We show you that math, so you can compare it with any other offer.

Why would I sell instead of keeping the checks?

Many people keep them, and that can be the right choice. Owners usually sell to settle or divide an estate, to turn uncertain monthly checks into a lump sum, or to stop dealing with the paperwork and taxes. We're happy to explain both options honestly.

Do I need a lawyer?

You don't have to have one, but we encourage it, especially for larger interests or an estate. We'll send documents in plain language and give you time to have them reviewed.

What about taxes?

Selling can have tax consequences, which often depend on how you acquired the interest. We're not tax advisors, so please talk to your CPA. We'll give you whatever documents they need.

How long does it take?

Typically a few weeks from agreement to closing, depending mostly on the title review. We'll keep you updated at each step.

What if I inherited it and don't really understand it?

That's very common. We'll walk you through what your statements mean and what the interest is worth, whether or not you decide to sell.
